Roofing Before & After in Seattle, WA

Photos don’t exaggerate. A roofline tells you whether the crew understood flashing, ventilation, and how Seattle’s nine-month drizzle finds every weak point. We’ve documented real jobs across this city for four decades, and the difference between a patch job and proper workmanship is visible from the street. Here’s what that looks like.

Recent Transformations

Capitol Hill Craftsman: Complete Tear-Off and Cedar Conversion

Before: Deteriorated cedar shake roof on Capitol Hill craftsman home with moss infiltration and visible rot in skip sheathing
Before: Original cedar shakes, 34 years old, with moss penetration and sheathing rot beneath the ridge
After: New GAF Timberline HDZ architectural shingle roof with proper ridge venting and copper flashing at dormers
After: GAF Timberline HDZ system with continuous ridge venting and hand-formed copper dormer flashing

The homeowner on 15th Avenue East had watched cedar shakes shed for three winters straight. Moss had worked beneath the butts, and when we stripped it back, we found skip sheathing rotted through in six spots. We reframed the damaged sections, installed solid sheathing, and laid a complete GAF system with Cobra ridge venting. The result breathes properly now, and the architectural shingles carry a 50-year limited warranty. Done right - and if it’s not, we make it right.

Ballard Townhouse Complex: Emergency Storm Damage Repair

Before: Wind-lifted shingles on Ballard townhouse complex with exposed underlayment and water staining on fascia
Before: February wind event lifted shingles across three units, exposing underlayment and saturating fascia boards
After: Matched Owens Corning Duration shingles with proper six-nail wind resistance installation and replaced fascia
After: Owens Corning Duration shingles, six-nail wind-resistant pattern, with new primed cedar fascia

A January storm peeled shingles off three units on NW 65th Street like a zipper. The property manager called at 10 PM; our technician was on-site by 7 AM with tarps, then returned for permanent repair once weather cleared. We matched the existing Owens Corning color run, installed to 130-mph wind specs, and replaced water-damaged fascia. The complex has our direct line now. We will be there when we say.

West Seattle View Home: Specialty Standing Seam Metal Installation

Before: Failing composite shingle roof on West Seattle view home with algae streaking and premature granule loss
Before: 22-year composite shingles with algae infiltration and granule loss accelerated by salt air exposure
After: Boral steel standing seam roof in matte charcoal with snow guards and concealed fasteners
After: Boral steel standing seam system with concealed fasteners, snow guards, and 40-year finish warranty

The Admiral District homeowner was done with replacement cycles. Salt air off Puget Sound had destroyed two shingle roofs in twenty years. We stripped to the deck, added continuous ventilation baffles, and installed Boral’s 24-gauge standing seam in matte charcoal. The mechanical-lock seams handle expansion without fastener fatigue, and the snow guards protect the walkway below. Named for the ridge - the line where a roof proves itself. This one proves itself every storm.

Rainier Valley Bungalow: Targeted Leak Repair and Rot Restoration

Before: Active ceiling stain and deteriorated chimney flashing on Rainier Valley bungalow with saturated insulation visible
Before: Active leak at chimney saddle with deteriorated step flashing and saturated R-30 fiberglass insulation
After: Rebuilt chimney cricket with copper flashing, new insulation, and repaired ceiling finish
After: Custom-built copper cricket, woven step flashing, and restored ceiling - no full roof replacement needed

The homeowner on Beacon Avenue South had been quoted a full replacement by a door-knocker. We inspected, photographed from the roof, and found the failure isolated to a failed chimney cricket and three feet of compromised valley. We rebuilt the cricket in copper, wove new step flashing, and coordinated the interior repair. A square deal: the price we quote is the price you pay. The rest of that roof has another decade in it.

Magnolia Mid-Century: Complete Reroof with Deck Replacement

Before: Original wood shingle substrate with multiple shingle-over layers and sagging roof plane on Magnolia mid-century home
Before: Three layers deep with original wood shingle substrate, visible sagging, and inadequate structural support
After: New CertainTeed Landmark Pro roof with reinforced rafter ties and proper soffit-to-ridge ventilation
After: CertainTeed Landmark Pro with reinforced rafter ties, full ventilation system, and clean roof plane

This Magnolia Boulevard job had been layered twice without stripping. The original 1952 wood shingles were still beneath two asphalt overlays, and the roof plane had sagged three inches. We stripped to bare rafters, sistered damaged members, installed new sheathing, and laid CertainTeed Landmark Pro with a complete intake-exhaust ventilation scheme. The structural work required permit and inspection - we handled both. We stand behind it - no paperwork, no arguing.

University District Historic: Slate Repair and Copper Integration

Before: Missing and slipped slate tiles on University District historic home with deteriorated valley lining and exposed nail holes
Before: Vermont slate with 15% slip failures, deteriorated copper valleys, and nail sickness in original fasteners
After: Restored slate roof with new copper valleys, stainless steel hooks, and matched replacement slates
After: Restored slate with new 20-oz copper valleys, stainless steel hooks, and salvaged-matched replacement pieces

The 1912 home near Ravenna Park needed a roofer who understood slate, not a replacement pitch. We sourced matching Vermont Black from a salvage yard in Pennsylvania, fabricated new copper valleys on-site, and re-hung sound existing slates with stainless steel hooks. The owner got another generation from a century-old roof. That’s the difference between a crew that chases storms and one that trains apprentices into journeymen.
