Atlas Underlayment & Deck Repair in Seattle, WA

Atlas Underlayment & Deck Repair: The Seattle Owner’s Guide

Atlas underlayment and deck repair in Seattle typically runs $340-$780 installed, depending on how much decking has rotted through and whether we’re working around existing Atlas shingles. We stock Atlas WeatherMaster and Summit underlayment on every truck, and most deck repairs we can start same-day. Homeowners usually spot this problem after a heavy Puget Sound rain when water starts dripping through the ceiling or they notice a soft, spongy feel when walking the roof for gutter cleaning.

Which Atlas Models This Applies To

This applies to any Atlas roof system where the underlayment or decking beneath the shingles has failed, which means nearly every Atlas install in Seattle from the past two decades: StormMaster Slate, StormMaster Shake, Pinnacle Pristine, and the older Castlebrook and Briarwood Pro lines. The underlayment itself isn’t always branded on the roll, but Atlas-specified systems typically use synthetic underlayment rated 10 square or higher, with ice-and-water shield in valleys and at eaves per Seattle’s amended IRC requirements.

To identify what you’ve got, we look at the shingle label (usually found in a corner of the roof or in your original paperwork), measure the deck thickness from inside the attic, and check whether the existing underlayment is felt, synthetic, or self-adhering membrane. For Atlas systems specifically, we prefer OEM-matching Atlas WeatherMaster synthetic underlayment or Atlas Summit 60 for steep slopes, but we also carry CertainTeed DiamondDeck and Owens Corning ProArmor as quality equivalents that meet Atlas’s system warranty requirements when the original Atlas product is discontinued.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Water stains on ceiling drywall after wind-driven rain. In Seattle, our south-westerly winter storms push water uphill under shingle courses. When Atlas underlayment tears at fasteners or laps, that water reaches the deck and migrates until it finds a fastener hole. The stain location rarely matches the leak origin.
  • Soft or bouncy spots when walking the roof. This means the OSB or plywood decking has delaminated or rotted. On Atlas roofs we see this most often where the original builder used 7/16″ OSB on 24″ centers, inadequate for our wet climate, and the underlayment couldn’t compensate.
  • Granules collecting in gutters with visible shingle buckling above. The shingles aren’t the problem, the deck is. Moisture from failed underlayment causes plywood to expand, telegraphing waves upward through the Atlas shingles and accelerating granule loss.
  • Mold or mildew smell in the attic during summer. Seattle’s mild, humid summers don’t dry out wet decking. Trapped moisture between failed underlayment and the deck grows surface mold even without standing water, and the smell travels through light fixtures.
  • Ice dams forming in valleys despite adequate insulation. When Atlas ice-and-water shield has separated or wasn’t installed wide enough for our code, heat loss melts snow, water runs to the cold edge, and refreezes. The real failure is under the shingles, not in the gutters.

Replacement Cost & What’s Included

Scope Typical Range
Spot underlayment repair (up to 2 sq) $340-$520
Deck patch, 4×8 plywood + underlayment $580-$780
Multiple soft spots, full section $890-$1,400
Valley ice-and-water replacement $420-$650

What drives the range: deck thickness (5/8″ plywood costs more than 7/16″ OSB), how many shingle courses we remove and reset, and whether we’re working around a solar array or second-story access. Our estimate includes removal of failed material, new Atlas-compatible underlayment, decking as needed, and shingle replacement to match. We warranty the workmanship 90 days through our Done Right Promise, and the materials carry their manufacturer warranty. The price we quote is the price you pay.

DIY or Call Us?

Here’s where we’re honest. A homeowner can safely check the attic for water stains, measure soft spots with a screwdriver, and photograph shingle labels from the ground with a zoom lens. What you shouldn’t do: peel back shingles to inspect underlayment, cut decking, or walk a steep slope without proper tie-off. Seattle’s municipal code requires fall protection on roofs steeper than 4:12 pitch, and we’ve seen too many homeowners discover rotted decking the hard way, their foot punching through where the underlayment failed years ago.

We carry Atlas WeatherMaster, Summit underlayment, and 5/8″ CDX plywood on every truck. Most repairs finish in four to six hours, and your roof stays watertight tonight. Call (866) 850-9676, a live person answers, and we’ll get you scheduled.
